Clayton, Roper & Marshall is a large regional real estate appraisal firm headquartered in the Greater Orlando, Florida area. The firm was established in 1982 by Craig H. Clayton, MAI, and Paul M. Roper, MAI, SRA, under the previous company name of Clayton & Roper Appraisal Services. On January 4, 1988, Steven L. Marshall, MAI, SRA, AI-GRS became a partner with the company, which was incorporated at that time. The company has grown from two partners in June 1982 to currently being led by four MAI’s and numerous seasoned staff.
Clayton, Roper & Marshall has extensive experience in appraising apartments, senior housing, hotels, offices, medically oriented surgical and specialist office facilities, shopping centers, golf courses, industrial, large acreage, planned developments, and special use properties. We are recognized by our peers as having advanced skills in the specialization of eminent domain appraisal work and litigation.
Our firm possesses competencies in real property, finance, debt analysis, before & after analysis, damages analysis and decision based market analysis. We have completed numerous portfolio assignments. Clayton, Roper & Marshall has an experienced residential appraisal department as well as a commercial appraisal department which is comprised of commercial appraisers and research assistants, all of whom work under the direction and direct guidance of the three principals. The career experience of commercial and residential associates various from apprentices to 40 years.
Ancillary support staff includes an office manager/controller, a research director, administrative assistants and word processors. The firm utilizes up-to-date software, document scanning, digital imaging, and equipment for report preparation, and employs a nationwide cost estimating service of the Marshall Valuation Service, CoStar, Multiple Listing Service, Smith Travel Research (STR), PKF Hospitality research, IREM, PwC National Investor survey, and numerous real estate data subscription services, along with extensive Internet use for investigative research. Innovative and computerized market data collection and retrieval is also employed, with an in-house database of over 27,000 sales, as well as of ARGUS software.
